Farmhouse Near Delhi NCR — For Sale on NH-48
A CLU-approved farmhouse community under 3 hours from Delhi and Gurugram — freehold plots from ₹7,500 per sq yd.
For buyers based in Delhi, Gurugram, or elsewhere in NCR, the farmhouse search usually comes down to a trade-off: land close enough to the city loses the quiet and the views, while land far enough away to feel genuinely rural becomes a logistical headache to visit, maintain, or eventually retire to. Echoes Farmhouses sits at the point on the Delhi–Jaipur belt where that trade-off starts to make sense.
The drive from NCR
The community is in Paota, Rajasthan, directly on NH-48 — about 3 hours from Delhi and 2 hr 35 min from Gurugram, with Jaipur International Airport 1 hr 20 min in the other direction. That puts it within a comfortable weekend-round-trip radius, while still sitting inside the Aravalli foothills rather than NCR's expanding suburban edge.
Buying farmland from outside Rajasthan
A common concern for NCR-based buyers is legal clarity when purchasing land outside their home state — approvals, title, and whether a project is actually licensed to sell what it's advertising. Echoes Farmhouses is CLU-approved and licensed, with freehold title on every plot, and we share the underlying documentation with buyers in writing before booking, so this is verified early rather than discovered as a problem later.
For serious enquiries, we can arrange transport from Gurugram or Delhi for your site visit, and the booking process itself — a 10% booking amount, sale agreement within 15 days, then registration — is designed to be manageable from a distance, without requiring you to be physically present in Rajasthan at every step.
Weekend home now, more later
Most NCR buyers start with a weekend-home mindset, and that's exactly what the smaller plot formats are built for. But because every plot carries freehold title and the community is designed with long-term living in mind — solar power, rainwater harvesting, 24×7 security, on-site organic farming — the same land can become a full-time or retirement home later, without having to buy again.

Questions from NCR buyers
About 3 hours from Delhi and 2 hr 35 min from Gurugram by road, via the Delhi–Jaipur highway, NH-48 — close enough for a weekend, far enough to properly disconnect.

Yes — several of our plot formats, particularly the Organic Retreat and Legacy Estate, are sized for long stays and eventual full-time or retirement living, not just weekend use.
A ₹1 crore budget buys very little farmhouse land inside Delhi NCR itself — established belts like Chattarpur, Sohna and the Gurugram–Faridabad Aravalli stretch trade at a large multiple of outer-belt rates, and much of that land carries use restrictions. Buyers at this budget generally look 100 to 200 km out, most often along NH-48 towards Neemrana, Behror, Paota and Kotputli in Rajasthan, or along the Delhi–Dehradun and Yamuna Expressway corridors. At the roughly ₹7,500 per sq yd that the NH-48 Rajasthan belt commonly commands, ₹1 crore buys around 1,300 sq yd, which is enough for a house, a lawn and a working kitchen garden. Two Echoes Farmhouses formats fall under ₹1 crore: the 600 sq yd Clay House from ₹45 Lakh and the 1210 sq yd Clay Villa from ₹90.75 Lakh, both freehold and both about 3 hours from Delhi.
Within a 3-hour drive of Gurugram there are four realistic weekend-home belts. The Sohna, Damdama and Aravalli stretch is closest at under an hour but is the most expensive and has the tightest land-use restrictions. Pataudi and Rewari sit at around 90 minutes with mostly agricultural holdings. The NH-48 Rajasthan corridor — Neemrana, Behror, Paota and Kotputli — runs from about 2 to 3 hours and is where most gated farm-plot projects have launched, largely because the highway keeps the drive predictable year-round. Alwar and Siliserh are around 2.5 hours and appeal to buyers who want hills and a lake rather than farmland. Drive time matters more than distance here: a 200 km run on NH-48 is usually faster and far more reliable than 80 km on a state road. Echoes Farmhouses in Paota is about 2 hours 35 minutes from Gurugram, with direct access onto NH-48 from the community gate.
