Legal & Approvals

Yes. Echoes Farmhouses is a CLU-approved, licensed project, and every plot is legal to buy and register in your own name. The land-use conversion and project approvals are in place — in Rajasthan this conversion is granted under Section 90A of the Rajasthan Land Revenue Act, 1956, which is the state's equivalent of what is called CLU or change of land use in Haryana and Punjab. Every plot carries clear freehold title, registered in your name at the time of sale. Full documentation, including the conversion order and the approved layout plan, is shared with you in writing before you book, and you are welcome to have your own advocate review all of it.

Freehold means you have absolute, indefinite legal ownership of both the land and anything built on it. There is no lease term, no ground rent, no expiry date and no third party holding a reversionary interest — the plot is registered directly in your name at the sub-registrar's office and stays there until you choose to transfer it. You can build on it, sell it, mortgage it, gift it or pass it to your children. This is the strongest form of property ownership in India, and it is what separates a freehold plot from leasehold property or a society patta. Every plot at Echoes Farmhouses is sold freehold.

We share the underlying CLU and project licensing documentation, the layout plan, and the payment schedule in writing before you're asked to commit anything beyond an initial booking amount.

Yes. Rajasthan is one of the more permissive Indian states on this point: resident Indians who are not farmers can generally buy agricultural land there. A 2010 amendment to Section 17 of the Rajasthan Imposition of Ceiling on Agricultural Holdings Act, 1973 removed the earlier restriction on purchases from khatedars. Ceiling limits on total holding still apply and vary by land class. Two conditions matter if you intend to build: you are expected to apply for Section 90A land-use conversion within a year of purchase and to begin the intended non-agricultural use within three years of conversion. NRIs and OCIs cannot buy agricultural land, plantation property or farmhouses anywhere in India under FEMA rules, although they may inherit them. On a project where conversion is already complete, such as Echoes Farmhouses in Paota, you are buying converted non-agricultural land, so the conversion obligation does not fall on you. Confirm your own position with a local advocate before you buy.

90A refers to Section 90A of the Rajasthan Land Revenue Act, 1956 — the provision under which agricultural land is legally converted to non-agricultural use. A 90A order is what makes a plot eligible for residential construction and for registry. Without it, the land remains agricultural, building on it counts as unauthorised use, and it can attract penalties, regularisation charges or ejectment proceedings under the Land Revenue Act. Section 90B was the earlier provision for urban areas; older documents may still carry 90B orders, which remain valid links in the title chain. Note that CLU, or change of land use, is the term commonly used in Haryana and Punjab — in Rajasthan the equivalent document is a 90A conversion order. When buying, ask for the order by khasra number and check that it covers your specific plot and your intended use.

Ask for eight documents before you pay anything for farm land in Rajasthan. The jamabandi, which is the record of rights showing current ownership. The girdawari, the seasonal crop and possession record kept by the patwari. The Bhu-Naksha cadastral map and the khasra number, so you can confirm the plot's actual boundaries. The Section 90A conversion order if the land has been converted from agricultural use. The approved layout plan for a plotted project. The seller's title chain and identity documents. A check for encumbrances or existing loans against the land. And the project's RERA registration number — in Rajasthan, a plotted development on more than 500 square metres must be registered with Raj-RERA before it can be advertised or sold, following the authority's order of 8 March 2022. After purchase, complete mutation (namantaran) so the record of rights reflects your name. Registration is done through the ePanjiyan portal with stamp duty payable on the DLC rate.

Yes. Echoes Farmhouses is a CLU-approved, licensed plotted development in Paota, Rajasthan, on NH-48 near Neemrana, and every plot is sold on clear freehold title registered in the buyer's own name at the sub-registrar's office. You are encouraged to verify all of it independently rather than take it on trust: ask for the Section 90A land-use conversion order and check that it covers your khasra number, ask for the approved layout plan, and check the jamabandi for current ownership. All of this is shared with you in writing before booking, and your own advocate is welcome to review it. Payment is structured so that only 10% is due at booking, with the sale agreement signed within 15 days — in line with Section 13 of the RERA Act, which caps what any promoter may collect before a written agreement exists.

Pricing & Payment

Plots start from ₹7,500 per sq yd across five formats: 600 sq yd from ₹45 Lakh, 1210 sq yd from ₹90.75 Lakh, 1600 sq yd from ₹1.20 Crore, 2000 sq yd from ₹1.50 Crore and 3025 sq yd from ₹2.27 Crore. These are land prices; stamp duty and registration are payable separately at the applicable DLC rate, and the clay-home build package is quoted separately. The rate is negotiable and the final figure depends on plot size, position and the package you choose — confirmed to you in writing at your visit.

10% at booking to secure your plot, 40% at sale agreement (signed within 15 days of booking), 40% at registration and title transfer, and a final 10% at clay-home handover if you opt for our build package.

Yes. The published rate of ₹7,500 per sq yd is a starting point, not a fixed price. The final figure depends on which plot you choose, its position within the community, the size you take and whether you opt for the clay-home build package — and buyers taking a larger format or combining plots have more room to talk. The best way to get a real number is to visit, see the specific plots available and discuss terms in person. We are also happy to talk through the detail on a call first. Pricing is always confirmed to you in writing before you book anything.

Construction

No. There is no construction deadline — register the plot now and build whenever you are ready. Many buyers hold the land for a few years while they plan, then build when it suits their family and their budget. The plot is yours on freehold title from the day of registration, and your access to the shared organic farming land, the Miyawaki forest, the trails and the rest of the community starts immediately, whether or not there is a house on your plot yet.

Yes. You are free to appoint your own architect, designer and contractor and build the house you want. The handcrafted clay-home build package is entirely optional and never a condition of buying a plot. If you bring your own architect, we share the site details, plot dimensions and the community's architectural guidelines so the design sits well among its neighbours — those guidelines keep the clay-and-earth character consistent and do not restrict your layout or size — and we help coordinate approvals.

Organic farming plots, a dedicated gardener, a Miyawaki forest, nature trails, a meditation garden, solar power, rainwater harvesting, 24×7 security, and a weekend bonfire amphitheatre.
